Builder management
The builder book your whole team works from.
Who to call at a builder usually lives in one agent's phone, and leaves with them. Lead Brunch keeps one row per builder or developer for the whole brokerage: the people in the order you call them, the group chats, the broker portal and what was agreed, all for the team and never on the public site.

1 row
Per builder
Logo, type, contacts, group chats, portal, commissions and notes, however the builder's name is spelled on your listings.
1st contact
Who to call first
Contacts in call order, each with their role and a text link that opens with your name and the project.
1 login
For the builder's people
People at a builder keep their projects' prices, deposit schedules and units current, through your approval when it is turned on.
Contacts in the order you call them
Every person at a builder is kept with their role and their place in the call order, so a new agent knows who to call first. Owners and admins keep the list; every member reads it.
- Roles from a shared list, plus your brokerage's own
- A text that opens with "Hi Jason, this is Sara from your brokerage, about Harbor View Tower"
- Builders that sell through a marketing brokerage show that brokerage's people
- Download the whole book to Excel to share inside the brokerage
- Turn off agents' access to the contacts if your brokerage prefers

Everything the team needs from a builder
Beside the people, each builder keeps what the team reaches for during a deal. It shows on the builder's page and in the team box on each of their listings, never to a client.
- Types and tiers, to filter the list
- The builder's group chats and broker portal, one press away
- Which payment methods they accept, such as check, bank transfer or a payment link
- Their availability sheet, as a link or a PDF, with the date it was last replaced
- Company profile, documents and links

Agreed commissions and meeting notes
Record the co-op commission each builder pays, per project or as their standard rate, with the dates it applies. Owners and admins also keep a dated log of meeting notes that only they can read.
- A percentage or a flat amount, valid from and until the dates you set
- The agreed commission shown on each listing it applies to
- Excel and PDF of every commission, marked confidential
- Agents can read commissions, or you can turn that off
- Notes signed with the writer's name and marked when edited

A login for the builder's own people
Invite people at a builder by email or with a link, which you can limit to their company's email domain. They keep their company's listings at your brokerage current from their own dashboard, and never see your team, your clients or your private listings.
- Prices, deposit schedules, unit types, completion and status, photos and documents
- Their changes to a live listing wait for your approval, or go straight in when you turn approval off
- They suggest their company profile and reservation guides; you decide what to use
- They send new projects to you as drafts, and later changes arrive as updates you apply or skip

- “Add Jason Miller at Meridian Homes, sales manager, (212) 555-0142, as our first contact”
- “Who do we call first at Harbor Developments, and what commission do they pay on Harbor View Tower?”
- “Import these 40 builder contacts from my spreadsheet”
Who can add and change builder contacts?
Owners and admins add contacts, import them and change any of them. Every member of the brokerage reads the book, unless an owner turns off agents' access to the contacts in Settings. An agent can still change a contact they added before that rule.
Is any of this shown to clients?
No. Contacts, group chats, portals, payment methods, availability sheets, commissions and notes are for the team. They show inside the dashboard and in the team box on a listing page, never on the public website, in the API, the embed or a client's PDF.
What if a builder's name is spelled differently on different listings?
Lead Brunch matches builder names however they are written, so a builder's contacts show on every listing that names it, whether the listing uses the short name or the full company name. You can also give the builder one spelling for the whole brokerage.
Who can see the agreed commissions?
Owners and admins always see and change them. Agents can read them, unless an owner turns that off in Settings, in which case they see no commissions anywhere, including the downloads.
What can a builder's login change?
Only the parts of a listing a builder knows best: prices and currencies, unit types, deposit schedules, completion and sales status, photos, documents, videos, description, amenities and building details. They cannot change a listing's title, location, builder or who can see it, and they never see private listings.
Can Claude keep the builder book?
Yes. Through the connector an owner or admin can add, change and import builder contacts, update a builder's details and record commissions, and every member can ask who to call or what was agreed.
